With current listing inventory (all types of properties) down by about 30% the market is on the way to adjustment in the age old theory of supply and demand. This is best seen in the sales numbers of only an 8% decrease in the number of closings overall. There are less houses to sell and more of them are selling! Currently, homes on the market are selling 22% faster than this time last year with condos faring a little better with an 8% betterment. There is more great news for buyers depicted by a median sale price decrease of 30% over the same time in 2008 and a 19% decrease for condos.
